The EDC is one of the worst experiences we have used as a company. They charge high fees, ridiculous closing cost for real estate loans, and besides paying your monthly mortgage payments on time, a business has to send them a tax return each year. Its like re qualifying for the loan every year. Stay away from this organization and use other resources. they are not a free service or a non for profit when you add all the cost together. I am looking at my mortgage statement and the following fees are being charged to the loan annually. This is a real estate loan from the SBA. $812.52 for the Certified Development Company fee, Servicing Agent Company Fees of $129.96, and an Ongoing SBA Guarantee Fee $1218.72. That is over $2161.20 per year annually for using the EDC for financing.Sincerely Andrew
